National Sales Division

The demands on the industry today require a full-service title insurance company that can provide a multitude of services. The National Sales Division ("NSD") of Public Abstract coordinates residential and commercial transactions throughout New York State and nationwide. It is comprised of the following four strategic business units: Default Services, Balloon Resets, Lender Services and Commercial/Industrial services. These units provide a centralized ordering process and electronic communication.

Default Services Unit
This unit provides a comprehensive array of foreclosure products that include foreclosure certificates, loan modification, deed-in-lieu report, REO title loan and fee title policies, as well as, complete filing services. This unit provides these services to some of the largest attorneys and institutional lenders in the country.

Balloon Reset Unit
This unit provides search and title related services to lenders whose reset loans are coming to maturity. They provide national coverage to their clients and offer Fannie Mae and Freddie Mac compliant products, ALTA Title Insurance Policies, Balloon Mortgage Priority Guarantee Plus products, and the 110.5 Endorsement, as required.

Lender's Unit
This unit provides lenders with a "one-stop-shop" for their search, title, title clearing and settlement requirements of their mortgages across the country. They offer refinance assistance to both conforming and non-conforming lenders and develop products to meet their specific needs.

Commercial / Industrial Unit
This unit expertly handles complex multiple-property, multi-county and multi-state commercial and industrial transactions. Specialized professionals in this division offer title underwriting, escrow closing and coordination of services vital to processing multimillion-dollar transactions across the country. This group bridges state and regional laws and practices, allowing them to work with national developers, real estate purchasers, legal staffs, and major lending institutions knowledgeably and effectively. As a Division of First American Title Insurance Company of New York, Public Abstract is responsible for the management and day to day operations of the business of First American within 29 counties throughout Western, Central and Northern New York.

The Company is exclusively responsible for the appointment and servicing of any agents of First American including, but not limited to, underwriting support, policy production, escrow maintenance, title forms and auditing.

This business affiliation makes the Company very unique as an independent agent and provides the Company with all the facilities as an underwriter to compete head to head with any local or national title insurance company. This affiliation also gives the Company direct access to the vast resources of First American Financial Corporation and its many subsidiaries, with a vast array of real estate related products and services.
